Privacy Policy
Last updated October 29, 2026
LIHTC Guide is run by A. J. Johnson Consulting Services, Inc. (“we”). This policy covers the lihtc.guide website and the LIHTC Guide app for iPhone and iPad, and explains what we collect, why, who else handles it, and how to delete it. Our company website, ajjcs.net, has its own privacy policy.
What we collect
- Account details. Your name and email address, and an optional recovery email, when you create an account.
- Page visits. When a page on lihtc.guide loads, we note which page, the time, the site that linked to it, campaign tags in the link, and your browser and device type (phone, tablet or computer), so we can see which pages people use. This uses no extra cookies and doesn’t store your IP address or link visits to your account; visits on different days can’t be connected to each other.
- Sign-in records. The time, IP address and outcome of sign-in attempts, and in the app the name of the device you signed in on, so you can see and protect your sessions.
- Work you save. Favorite tools and their order, bookmarks, course progress, and anything you keep in the Household Folio: households, calculator results and notes. These can include figures about the households you certify, such as income and assets.
- Questions and documents you submit. What you ask in Chat, and documents you upload to the analysis tools.
- Location, only when you ask. Tools such as the RD eligibility check, income limits and the project map can use your current location. The app asks permission first, uses it only while the tool is open, and sends it only to look up the result you asked for.
- Subscription status. Whether you subscribe and to which plan. Card details go directly to our payment processor; we never see or store them.
- Support requests. Whatever you send us through the Support Desk.
How we use it
Only to run the service: to sign you in, keep your saved work, answer your questions, apply your subscription, and reply to you. We don’t show ads, sell personal information, or track you across other apps and websites, and neither the site nor the app includes third-party analytics or advertising trackers. The page counts above stay on our own servers.
Who else handles it
A few companies process data on our behalf, only to provide the feature named:
- Anthropic (Claude) generates answers in Chat and reads documents you submit to the analysis tools. Your question or document is sent to Anthropic to produce the response. Please leave out tenants’ names and other identifying details.
- OpenAI and Pinecone index the reference library so searches and Chat can find the relevant passages.
- Stripe takes payments and manages subscriptions.
- Postmark delivers sign-in codes and account email.
We may also disclose information when the law requires it.
How long we keep it
We keep your account and saved work until you delete your account. Records of payments are kept for our accounting as the law requires, and Stripe keeps its own billing records.
Deleting your account
In the app, go to Settings › Account › Delete Account. This cancels any active subscription immediately and permanently deletes your account, saved work and sign-in history. You can also email support@lihtc.guide and we will delete it for you.
Security
Everything is sent over encrypted connections. Sign-in uses one-time codes rather than passwords, and the tokens that keep you signed in are stored hashed.
Children
LIHTC Guide is a professional tool and isn’t directed to children under 13. We don’t knowingly collect their information.
Changes
If we change this policy we will update the date above, and tell you in the app or by email if the change is significant.
